This is an up to date detailed report of the condition of the furnishings, fixtures and fittings of a property including walls, ceilings, floors, carpets, glazing, light fittings, woodwork and radiators. This is agreed by both landlord and tenant and used at check out to substantiate any claims of damage or missing items when the tenancy comes to an end. If a tenant disputes any proposed deductions from their deposit and the matter goes to the Tenancy Deposit Scheme to arbitrate, without an inventory it’s unlikely that a landlord will be successful in obtaining full reimbursement.
We can carry out the Inventory and hand the keys back to the Agent or Landlord or check the Tenants in ourselves.
A mid-term inspection reports on the condition of the rental property. The report is a smaller version of an inventory report containing overview photographs, and records the following:
The mid tenancy report is a good way to check that the property is being treated in a satisfactory manner and is usually carried out every six months.
At the end of a tenancy we compare the state of the property to the original inventory and check-in report, as well as taking utility meter readings. We specify any damages or changes and this report can then be used to calculate any deductions needed from the deposit.
